Interesting home 124, very interesting. What I like about it a lot is its feel and potential and ability to be a happy place; through many future incarnations for a long period of time.

What I fear about 124, is what I fear about all homes in activity or growth zones - what will the neighbours be like - meaning visual bulk, noise, security on so on of bigger buildings, that will surely come. But this is a fear I cannot ease - and it may also be a fear not justified - it works in New York - and that is where we are headed - eventually.

The vibe on Brunswick st - 50 metres away - has a long "alternative" history - its current village mosaic is here to stay.

The access to the city via tram or walk and freeway via car, means despite the growing pains Melbourne is feeling and will continue to feel, 124 should not be adversely affected, should not adversely change from what it is now.

The home - well its an unfinished novel in some ways, with an unclear plot or story line. You could put an ensuite in upstairs - there is room - you could perhaps (and it's a VCAT perhaps) create a garage at the rear - you have garden space to expand into, however if you want the alternative or student life, then 124 a good read as is.

A lot to like with a lot of flexibility; due to two street frontages, land size and block width.

Buy it if it makes sense, but be under no illusion come auction day - if you can't avoid auction day that is (and I would try) that other buyers - your competitors - will have like-minded thoughts. Struggle to see how it will not be competitive some way into the $2m's, despite the current ISP.
