Only a short walk to shops, cafes, schools and a tram, this property will really appeal to those who don't want to travel far to conduct their daily life. However, there are some drawbacks in terms of traffic and noise to being so close to all this 'action', and buyers will need to work this through to see if it is right for them.
Set at the rear of two townhouses, the home does not have any street frontage. This does however shield it somewhat from the traffic around the area. There is a private courtyard to the north side which offers a small outdoor area to sit and relax in. Despite abutting an outdoor car park, we could not hear a great deal of noise while we were there. The double garage was easily accessible and there seemed to be enough room to comfortably drive in and out without having to reverse.
Inside, the floorplan works quite well, although the rear rooms are a little dark. The big plus here is that the main bedroom, with its good-sized ensuite, is downstairs, allowing a good separation between it and the upstairs bedrooms and bathroom. Upstairs, the bedrooms and bathroom are of a reasonable size for this type of property. The rumpus/study area is a highlight in terms of its size and feel. It was quite open and also caught some Northern light over the trees to the side of the home.
The key question here is this home too close to amenities? If you're a busy family with one or two older kids at the school across the road, the convenience could greatly enhance your lifestyle. And if you're a downsizer, not needing a car to drive to everyday amenities would appeal. Buyers will need to weigh up position against price now and in the future.
