The location is what really works for me here. You’re approximately 100 metres from the shops and train, with very easy access to everything. The house has a mix of period influences and some character. I quite like it, although the floor plan is fairly average.
It’s single level, with a couple of steps at the front. There appears to be an option for access without steps from the rear, although that would need checking. The main bedroom has an ensuite, but the other two bedrooms are serviced by a bathroom at the back, which isn’t ideal.
The south-facing rear affects the light, and the garden is a little compromised by its irregular shape and the way it’s divided up. There is some overlooking, although the planting is growing up to soften that. Having said that, the rear feels pleasant and relatively private.
There is parking, but I’m not sure how easily you would get a car down the side. Parking towards the front looks more straightforward.
Overall, I see this as a fairly average house in a really good location. I don’t mind it at all. It comes down to whether the layout and outdoor space work for the way you want to live.
The EOI process sounds quite formal, with a contract and $2,000 deposit requested on the day. If you want to explore it further, we could certainly make an offer beforehand to get a better sense of where you stand.
