This is a reasonable family home that could be improved a lot with cosmetic updating. Being close to Ormond Station and Kilvington School are plusses, as are the shops on North Road in terms of convenience.

Floor plan wise, some may wish to have seen the additional front bedroom a lounge area as a 4 bedroom home with only one living area may not be ideal for some buyers today. The kitchen is not really positioned well to monitor the backyard (which is substantial) so families with younger children might need to take that into consideration.

For buyers looking to do more major work, there may be potential to extend the living area out over the rear spa and deck area and possibly re-position the kitchen to create a better open plan area (STCA). This could be done without any loss of the backyard which is a plus. Remember the important due diligence aspects that should be covered when dealing with older homes as well.

Overall a home that is liveable now and has room to move and improve.
