When we here we are off to a St Kilda Road apartment we feel "oh well it will be either" grand or tight, no view or big view, weak or strong amenities/car-parking and light or dark.
What we rarely get is homely or impersonal as many are a little impersonal - 1404 is not, it is very homely - it has an excellent feel.
What we also often find lacking is an interesting flow and floorplan - especially at the mid ones price point. Yes looking out from many apartments can be a bit of wow and looking out from 1404 is great - the parkland, the light and no building out - but here at 1404 its also WOW when you look in, you can see this is something special at this price point.
The two stories really makes this mid sized apartment come alive and there is good living and bedroom separation which is ideal when more than one person is at home. A friendly warning would be to older people - you do have steps and no lift between 14 and 15..
Security is excellent with a concierge and gym and outdoor pool (brrrr in winter, but ok in summer)
Storage is excellent and car parking safe and close to lifts.
The body corporate in this building is obviously working - its looks a well run ship - but needs to be checked out by a lawyer.
As buyers we need to follow through on legals, any unresolved body corp issues and understand fees.
