There's always something. But honestly, this is about as good as position gets in Canterbury in regards to Maling Road.

The considerations:
- Heritage overlay (though the whole area is heritage, so neutral to positive)
- South-facing rear (not ideal, but manageable with good design due to wide block)
- Some steps (adds grandeur, but yes rules some buyers out)
- Car parking currently weak (but permit exists for improvement)
- Natural light acceptable, not brilliant (fixable with skylights for a few thousand dollars)
Light test: Turned off all lights on a cloudy day - acceptable. Add skylights to rear hip roof (north-facing side) and it's good. Not expensive to fix.
This is a very liveable, well-presented home that ticks most boxes. The parking and light can both be improved easily. It's not perfect, but it's very, very good.
PRICE
Why hasn't this sold?
Primarily parking. Secondarily, it's timber and heritage-listed, which the strongest buyer demographic in this area (Australian-Chinese/Asian market) tends to avoid.

I really like 15 Cross Street in Canterbury.
Best for: Families wanting the Maling Road lifestyle, who appreciate timber character homes, don't need perfect car parking (or will action the permit), and want to move in and live.
Not for: Buyers needing perfect parking now, north-facing everything, or planning to flip for quick capital growth.
My take: The issues that have kept this on the market are partially addressable. Position is exceptional. Property is very good. Price reflects the concerns.
For someone who sees what I see - this is a rock solid opportunity to buy into prime Canterbury AND a completed home without paying absolute top dollar or waste two years of your life renovating.
