Location perfection in Canterbury's Maling Road precinct - crème de la crème.

You're a short walk to:
- Maling Road cafes and shops
- Canterbury train station
- Supermarkets and amenities

School access is exceptional:
- Down through Warburton Road, onto Myrtle, Canterbury Road
- Quick run to Camberwell Grammar and other elite schools
- Canterbury Primary walking distance

The street itself? Quiet. East-west running, which matters for how properties sit on blocks in this area.

There's always something. But honestly, this is about as good as position gets in Canterbury in regards to Maling Road.

PROPERTY:
What's to like:
- 800+ square metres of land - substantial for the area
- Nearly 20 metres wide - plenty of room for natural light
- Renovation upstairs is sympathetic and fits the aesthetic – albeit not big bedrooms and only 2
- Timber construction sits well in the streetscape
- Entry feels good, flows to expansive 10x5m living area
- House sits at the front - maximizes rear garden
- Garden is substantial - room for a pool if desired
- Rear alfresco area

The considerations:
- Heritage overlay (though the whole area is heritage, so neutral to positive)
- South-facing rear (not ideal, but manageable with good design due to wide block)
- Some steps (adds grandeur, but yes rules some buyers out)
- Car parking currently weak (but permit exists for improvement)
- Natural light acceptable, not brilliant (fixable with skylights for a few thousand dollars)

Light test: Turned off all lights on a cloudy day - acceptable. Add skylights to rear hip roof (north-facing side) and it's good. Not expensive to fix.
This is a very liveable, well-presented home that ticks most boxes. The parking and light can both be improved easily. It's not perfect, but it's very, very good.

PRICE
Why hasn't this sold?
Primarily parking. Secondarily, it's timber and heritage-listed, which the strongest buyer demographic in this area (Australian-Chinese/Asian market) tends to avoid.

Combine:
- Block-fronted timber home
- Heritage overlay
- Weak car parking (currently)
- Some steps...and you can see why it's still available.

The opportunity:
These issues are priced in. The parking can be fixed with the existing permit. The steps and timber/heritage either matter to you or they don't.

Value proposition: This isn't the absolute growth home of the century. This is a home to buy because you want to live in it. In this location. In this home. Happy. Kids growing up feeling special. No work required. Just get on with life.
It's fairly priced to slightly underpriced given the concerns have kept buyers away. For the right buyer who doesn't share those concerns - or can address them - this represents good value.

OVERALL RATING
The Bottom Line:
I really like 15 Cross Street in Canterbury.

Best for: Families wanting the Maling Road lifestyle, who appreciate timber character homes, don't need perfect car parking (or will action the permit), and want to move in and live.

Not for: Buyers needing perfect parking now, north-facing everything, or planning to flip for quick capital growth.

My take: The issues that have kept this on the market are partially addressable. Position is exceptional. Property is very good. Price reflects the concerns.
For someone who sees what I see - this is a rock solid opportunity to buy into prime Canterbury AND a completed home without paying absolute top dollar or waste two years of your life renovating.
