Daylesford is a very eclectic town full of country folk, sea changers, blow-ins and weekend retreaters.
 
It has an amazing number of restaurants – which speaks about its long term.
 
As far as houses go because there are so many different types of people and they come here for so many different reasons, there is a wide variety.
 
Position – the lake is said to be sought after and has a price to reflect that – but not everybody wants the lake – and with regards to number 15 some want more privacy. However, the location is a premium one and will stay that way for some time – the real question due to lack of sales is what exactly is the premium.
 
Property – it’s set up as a bed and breakfast – it would be relatively easy to change to a family home – it would have an income if you wanted it to.
 
Price – however that income could be better on homes of lesser value – so buying this is 
1. Primarily about, do you want to live here from time to time
2. If not, there is a possibility of rentals – but that will take some work – e.g. arranging – is it worth it?
3. Thirdly resale – that is a little unclear as this would be one of the more expensive homes per sqm and so going forward Daylesford would need to stay strong, but it has had a long history due to health retreats and this is a lake and with views, so in many ways an easier sale if the market goes then if you didn’t have views.
 
Having said that it hasn’t sold to date – so again the market value is unclear.
 
As well would you actually use it?
 
A final word – in the scheme of things it's not a lot of money when considering other expenditures.
