15 Loch St is a large family home that all who want to live in the Port Phillip area aspire to, in that mid-range $5m to $8m budget.
 
Everything about the home is rock solid from its outer skin and facade to its internal floorplan, to its build quality, to its many rooms.
 
Larger families don’t have too many choices at this price point – less $ and the results are not big enough – more land and home and you’re @ $10million and above. At this price level for large family homes, quite a few need a serious reno - cost, time, interruptions, disputes – it’s not what families with teenage children really really want – the 3 years it takes to fix and the children have grown up. The market is at its strongest for ready to move-in and live.
 
The reno is older, but not dated. The home could be cutting edge (if you wanted it) for not a big outlay relative to purchase price – there is a lot of good built into this home (pending building inspection)
 
As well it has a pool, garden and separate quarters on top of the garage.
 
So, is it perfect? Not quite – the garage is very tight for two cars – but then garages of this size are not common. The street is not St Kilda’s grandest, nor the area the most upmarket. Fitzroy St is bohemian, being polite and full-on, in your face being not so polite. The area is however getting better, especially with the Gatwick rejuvenation. So, forget Fitzroy Street and head to the beach – WOW.
 
And to price – well. The quote makes sense, but it feels light, it feels like it is being set up for a volcano. But the area and the current market may not be volcanic – so with the agents, a pass-in and Clayton’s quote could be the strategy. Or it may simply fly for all the above reasons. Whichever which way – within the quote seems unlikely unless you’re very lucky.
 
This is a rare mid-range family home and will be strongly sought after in any market despite its minor imperfections.
