This used to be an underrated little area but, in the past few years, premium prices have been paid - and they are warranted. The area is close to a train line, a quirky shopping centre (Hamilton St) and, although it might be an extra five minutes drive away from the CBD, it is still "almost Canterbury". The home has many attractions for a family: great land size, a big backyard and outdoor entertaining area that includes a pool in the right spot. Inside, there is good bedroom separation, with the master bedroom almost having its own wing. There are multiple living areas and the only slight flaw is that the entrance from the hall into the rear living area should be bigger and grander - a smart builder may be able to fix it for not too much money. Upstairs works well, although there is only one toilet and it's in the bathroom, so would not be ideal for a family with teenagers. A garage would have added more value but, because of how the home sits on the block (to take in the northern light), I can understand why it doesn't have one. This is a good family home and, with the irrepressible Stephen Abbott as the agent, it should get a sold sticker come auction day, if the vendor is in tune with today's market.
