This is a very simple formula with a known ending.
 
Build it smartly and they shall come - meaning build it for yourself to exacting standards and then sell it.
 
The formula is set on fire when the following is added:
 
Build a home that is in hot demand in neighbouring higher $ suburbs.
 
Build it very well on that cheaper fringe land and make it ready to move in, flexible floorplan with all the mod-cons and a quality period façade.
 
Engage a quality agent from the more expensive suburb to wax lyrical on this type of home and then sell it as loudly as you can in a very strong market, very low on stock, just before the Winter break to those seeking the neighboring suburb without success.
 
The formula is brilliant, even if unintended at the start.
 
Position – B Grade Hampton. But it is not Hampton it is Hampton East and it is A grade Hampton East. It’s a solid (but doable) walk of just over 2km to the Hampton (the one you will use) or Moorabbin stations. Basic shops nearby but you will walk to Hampton shopping strip. Parks and sporting grounds and golf courses means the amenities are there for those that like sport – major schools nearby as well.
 
The area was once shunned by new home builders however over the last decade or two it has become more and more attractive to those priced out of Hampton and as such the density of housing commission homes and the feel is diminishing each year.
 
Property – if you were building a home for mass appeal at this price range – quite simply this would be it. The floorplan is brilliant and flexible (up and down master) AND this is the area’s most popular type of home - only it's done, new and very well built.
 
It's timeless on the outside and modern internally.
 
Price – read above and then reread - this will go and go until the underbidder can go no more – seriously at $3m in Hampton East it’s almost impossible to show comparables. In Hampton you could justify $4m in some parts and even then, some more – so it's between the record-breaker and then the unbelievable – somewhere it will stop and set the new benchmark. In many ways, it justifies that and in time it will have friends as this formula is replicated more and more post this result AND then the prices of land in the street go up - to meet the demands of the copiers.
 
The known ending is what then Mal –  A lot more than you think.
