Excitement, romanticism, wow, intrigue - the feelings derived from the façade and the floor plan.

Renovation, cash, more bathrooms, pool, light, rear access - the concepts buzzing in my brain as I walked through.

This is home of significance and not just because of its pretty creeper at the front - although that does help.

When I say a home of significance - I don't mean a classic or an architectural masterpiece - I mean a home of feelings.

Plusses

Rear access, good yard size to work with, rear wing on south side so as to take in north light.

Minusses

Cash needed to renovate, bathroom position, another bathroom and upstairs, pool is dominating (OK if you're a fish)

Location for me is good - it's close to everything - freeway noise mmmm? - not Richmond's greatest street, but far from the worst either.

Life can be boring, homes can be boring - so these are the sorts of homes you like to discover as the pre auction work makes for interesting debate around architecture and spaces and what really needs to be done - then it leads into an interesting sale process as you never really know who is going to be the winner, nor at what price, till its all over.
