This in my opinion is a AAA investment due to location to train and shops and WATER, rentable as is and low maintenance (STBI), but you're not really paying for home - so brilliant land content as it is and the actual land itself is proud and north"ish".
The future demand (buyers) can be anybody from an entry level buyer to a home developer and all in between from downsizer to family and children.
They don't come much better than this - except maybe a bigger development option or if it was period already - but then you may have heritage restrictions which subject to sighting contract and STCA I cant see an issue on a long term new build - of course there are some special development overlays that also need consideration in relation to this block and neighbours.
