Position
The overall position of 17 Douglas is A-minus Malvern East - it’s technically fringe Gascoigne as it’s in the Waverley estate and probably the weaker of the 4 streets that run north-south off Manning but overall, I really like the area. You’re close to Caulfield railway station, there’s a tram into the city at the end of your street, it’s quite easy drive into Glenferrie Road shops and walkable to Central Park and all that has to offer. Overall, a very good family location
Property
Also, a lot to like. The land has a wide street frontage giving it a sense of grandeur - the house itself is situated well, in that it’s to the south on the east west block allowing plenty of north light into the living spaces - all situated on the north side.
Because of the size of the home - being on one level - the yard is not huge but certainly acceptable,
I actually like the facade despite the advertising brochure having a tree blocking everything out - you could take down the 80s/90s brick wall serenity garden and it would look an even more substantial house.
Overall, the floor plan works - it has good flow, the main bedroom currently has a smallish ensuite - you would probably push into that adjacent room creating a walk in robe and bigger ensuite.
Three bedrooms for children revolve around a central bathroom - big tick - as they are all of good size.
The living areas as stated are well located, multiple and yes they’re bit dated and yes the floors are a little inconsistent but overall they can be improved relatively inexpensively.
This is a great floor plan with many options and it’s all on one level - which will add to family connection up to the point of late teens.
Price
The current quote is around mid $3ms and if you look at properties in the Gasciogne that would be regarded as cheap, even in this market - but that number is possible. If you look at properties across Burke Road to the east that would still be regarded as cheap - you do have to take into consideration the Heritage overlay, as you cannot bulldoze the home and that makes land less generally - however that’s a positive here, because the whole street and most of the area is a heritage zone and therefore a positive as no blocks of flats. Land value at circle 3 million. The house replacement building cost these days would be a lot more than $1 million - even in its current state - that puts you at 4 million at a strong auction. That would be a relatively big number for this street - but this is one of the better houses in the street.
If we can get it anywhere near the top end of the quote that feels a good price.
Overall, I really like the package of 17 Douglas Street and what it has to offer now and into the future. A substantial home, all on one level, that can be renovated to add value but more importantly it feels really good for the long term.
