Solid… solid as a rock - in thought, build, and delivery. That was my take when I first walked through 17 Hartwell Hill in Camberwell, and a week later, writing this, nothing’s changed.

A rock is reliable. Tough. Predictable. Sometimes lacking flair, and occasionally hard to tell one from another.

Am I saying 17 Hartwell Hill is a bit boring? To some extent—yes. But in homes, that kind of “boring” can be a real positive. Look at our score—over 800/1000—that’s rare. It means no surprises, a safe bet for the future on resale, and a blank enough canvas for you to make it your own. For me, that’s the right kind of boring.

If you're after architectural excitement, this goes close—but doesn't quite reach wow. From the street though, there’s presence. Inside? The floorplan—tell me where the fault is. I couldn’t find one. Maybe the master isn’t massive—but it’s solid. More than acceptable. That’s the harshest mark I could find, because everything else is right where it should be.

In fact, there are bonuses: the rear room is a standout—great light, good outlook, and will be used often. The upstairs group room? Ideal for kids’ homework. And the downstairs command centre behind the kitchen? Smart thinking. Practical. Livable.

Entertaining? Yes—it delivers. From formal dinners to casual summer nights in the courtyard, it works. The rear yard’s big—step up again and there’s even more lawn. Yes, it needs mowing. But you’re not just mowing grass—you’re preserving and protecting a seriously strong land component. It's well oriented, with distant neighbours easily screened if needed.

Garaging? Solid.

Location? Very good. Not perfect - Hartwell Station is very close but Camberwell station is that bit further - the tram’s handy. Good shops, good parks, good schools, and freeway access into the CBD or off to the mountains and the peninsula.

This is a circa 20-year-old solid home. Call it a reproduction and you undersell it. Call it an architectural masterpiece and you oversell it. I call it honest and that’s a great thing. A good-times deliverer.

Only issue? You won’t be alone. Others will see it too. Competition will be tough and dogged, until someone drops out. At that moment, keep going - because the next home of this calibre will be just as, if not more, competitive.

If you love 17 Hartwell Hill, buy it.
