Comments on 17 Hiskens Street SORRENTO

17 Hiskens Street is in an older more established part of Sorrento. Quiet and established with the area improving as evidenced by renovating homes and longer term improving median prices. Walking distance to front beach, Sorrento shops and perhaps back beach.
 
Property
Home has itself have good light, good proportions and good bedroom separation. Being positioned at the rear of block will have some detractors - but works for me with views over tennis court. 
STCA, could put a second home on tennis court - but not sure the maths work after costs and less value on current home with restricted view.
 
Price
Land is $2,900,000 based on several local block sales putting the sqm rate at $1,900. House to rebuild would be $1m to $1.5m depending on finishes and add in landscaping and tennis court $250k
 
Overall, 17 Hiskens is at a price level that is not too common to include a tennis court and whilst the building is not a standout, it seems to be in good condition (STBI) and has a good flow, spaces and facilities (sports garage, pool and court) for a weekend user with families of all ages and for high season rentals.
