There’s something about 17 Lawrance Street.  Yes, it has good curb appeal in a strong period landscape – but the way it sits up high and proud on the street… it’s somewhat evocative.  Combine this with good accommodation – there is potential here to meet the long term needs of a family.

Some may say there’s a little too much separation in the bedrooms for families with really young children without temporarily reallocating a living room, but having bedrooms and an additional living space upstairs gives long term flexibility and may be appreciated most when children are older and distance is desired by adults and teenagers alike!

Yes - it’s south facing, but on good sized land such that sun is not too hard to find in the rear garden – when it’s out!  The renovation, although not the latest, most contemporary in finish, flows well except for the central kitchen which has less natural light than ideal, but still connects well to the family room and garden.

This is a prime Murrumbeena precinct with contrasts which give the best of two worlds; 1. there’s the convenience of walking distance to the ‘urban jungle’ that is Chadstone Shopping Centre and the train and 2. the charm of the 'Urban Forest' and Boyd Reserve, where once ‘inside’ you could be forgiven for thinking you have escaped to the country, rather than being 15km from the centre of Melbourne.

Property around here is tightly-held - there are few comparable sales to consider.  There are hints of a recent sale in Holywood Grove Carnegie which may suggest strong competition buoyed by buyers frustrated by limited stock levels in other areas.  There is definitely more stock for buyers to consider now than before the Grand Final, however, more stock doesn't necessarily stop buyers gravitating toward the good ones and this is a good one!
