Position

No Question this is a premier position with its proximity to everything you would want in Port Melbourne from Bay Street shops, Cafes, Light Rail and of course the Beach. As well there is good rear access for one car, though you can leave it at home as everything is within walking distance.

Property

The 1860's cottage facade stands out, as do the block of flats next door in a street filled with a mixture of period style properties. Internally architecturally the design of the extension has effectively provided maximum privacy from the unsightly neighbours. Having said that - its not all negative as Port Melbourne is an eclectic mix of all things anyway.
Entering into the original front room you will find multiple options for this space from a home office or sitting room - really can't see it as a third bedroom unless you enter at all times from the rear - which I don't believe you will - unless you use the secured entrance to the side of the home - which I also don't believe you will - maybe at a pinch it's a third bedroom for the occasional guest - in reality its brilliantly suited as a reception or home study area.
The floorplan then moves via a lightwell/garden into the contemporary living areas /kitchen etc. This all works well and while 172 is not a large home, the rooms are of good proportions and the open floor plan is what most expect to see - as well there is plenty of storage.
Upstairs you find a good size master bedroom with WIR and Ensuite with more storage - windows that provide good light and partial CBD views. Whilst the 2nd bedroom, with a smaller window restricts natural light and access to the bathroom is located downstairs - meaning it has limited use as bedroom - maybe a second study for a couple.
The well-appointed kitchen and living area seamlessly flow outdoors to the built in BBQ kitchen and entertaining space, which still leave plenty of space for a car through the rear roller door -it's a good sized yard
With a multitude of extras such as the 400 bottle subterranean cellar, state of the art security system and air-conditioning on both levels, this property will attract to professional couples and downsizers alike.

Price

That's a little tricky - as cottages can fly if they are as good as this - they can also struggle a tad with such a significant neighbour dominated the street presence - in the end due to the quality of the build and location I think a solid price will win out.
