18 Kerferd Avenue Sorrento has a lot going for it, if you like everything that is groovy, high profile, establishment Sorrento/Portsea.
 
Kerferd Avenue is Blueblood Sorrento – the position, the property itself and the price. There is everything to like and little not to, if you want to be in the thick of Sorrento life.
 
Position – walk to the main beach, walk to Sorrento shops, restaurants and walk home after swimming, eating and drinking – some big plusses – the only minuses would be everybody else knows this and at the height of summer parking, foot traffic and some occasional noise would be noticeable. So, if you want solitude it would be inside your walls rather than outside all year round.
 
18 Kerferd specifically, is built into the “small hill” with your neighbour to the northwest blocking some natural light into your living areas. Your neighbour or potential neighbour (vacant) to the southeast can cause little issue (in normal STCA circumstances) as the level change is significant.
 
Overall location is sensational and block is a very good size and whilst not perfect it is good.
 
The Property – the home.
 
If you want what is perceived to be an older Anglo clubhouse type beach house of a Barwon Heads / Couta Boat / Sorrento Ship flavour then, 18 Kerferd is a near perfect example of it and it is actually modern – so I perceive few abnormal maintenance issues. This is what the best of old Sorrento looks like, only this is new.
 
The home is very atmospheric, full of good feelings from the master bedroom setup to the main living area (which would work in Winter and Summer) through to the smaller (but overall acceptable to most) bedrooms upstairs.
 
The outside verandah is full of plusses, it will need some maintenance from time to time and it restricts some winter light. In summer, in the rain, having a drink or a meal or tai chi or sitting and playing cards or …… just walking and looking at the birds – it’s a great verandah.
 
The home is of high building quality (subject to building inspection).
 
Most of all this is an all-round home – summer and winter and with small or large groups it will still maintain its intimacy – not to mention it would rent well.
 
Great home.
 
Price/Marketing? – is the only reason this home has not sold.
