One of my more succinct summaries - Boroondara is all class.
It's a simple box - but you can see the experience; the skill; that has put it together.
I look at many name architect homes and many do zippo for me. What I and many others in Toorak (where there are Gillespie homes - many of which have survived the bulldozers of progress) like about the name - Wayne Gillespie is his ability to get spaces right, to make proportions work, to give you an experience, even with as little, as what is there in the build on 18.
I love this building - especially as a beach house - a understatement from the street, that actually makes a bigger statement the more times you go - through the void between bedrooms and living space and then onto a view that each time you see it - you will breathe a little slower - for you have arrived - arrived back home.
Yes, its missing a laundry. Yes, the bedrooms are tight. Yes, it hasn't got a tennis court however it has got the room for one, and please don't rush to put one on until you are sure of how it will fit into the landscape - I think the word is blend.
Position - northern rear, good width, walk to oval, shops, beach, golf - all safely and this is a cul-de-sac. If this is not the best block without a view, then please show me it.
Price - I don't know what you will have to pay - if you get lucky then sub $3m - if you get unlucky then up to mid 3's (pushing it) - what I do know is come a financial Armageddon in the future, when almost all others remain for sale, begging for an offer, this home should have a suitor. Now, if I'm wrong and I have been, the Easter auction shall prove that and with some skill you should be able to buy modestly. If I'm right, as I also have been, then those that bid are the ancestors of bidders that will be there to compete in the future.
I looked at 8 homes on my Peninsula trip and 18A-20 home stood head and shoulders above the rest on all fronts except perhaps price - but if you replaced price with the value concept, then it would have been value daylight between this home and second place on the PPP's - Position, Property and Price.
Families, downsizers, couples, which group would this not appeal to? This home would appeal to all but the largest of families and even those - with some imagination - can build a studio at the rear, to meet their accommodation needs
18a - 20 Boroondara is about feel and the feeling is deep and long term for those that fall for it.
18a - 20 Boroondara not a lot, but it is.
