2 Gordon Street is a substantial Georgian style home with real presence.
 
At around ten years old, it presents exceptionally well. Any sense of age is minor and easily managed. Overall, it feels solid, composed and significant.
 
Internally, the flow is strong. The proportions are generous, the hallways are wider than expected, and the upstairs bedroom configuration works well for family living. The garage has good width and, when you step back and look at the land size, there is undeniable scale. This is a big home on a big block.
 
Positioned just off Burke Road, there is a house and bike track acting as a buffer to the main road. Gordon Street does carry traffic, so that needs to be acknowledged. That said, noise did not overly concern me. Much of the glazing appears double glazed and it seems to be doing its job.
 
The main compromise is the backyard. It tapers in, so it does not feel as expansive as the size of the home might suggest. It is not huge, but the alfresco area is well placed and the pool sits comfortably within the space, which adds to the overall appeal.
 
Quoting into the high $5ms the real question is whether this pushes into $6ms, and how that compares to other homes at that level. What else offers this degree of substance, perhaps in a quieter micro position? That is the balancing act.
 
From a broader perspective, the location is strong. Schools run along Cotham Road and down Burke Road through to Armadale, and you are effectively one tram ride into key schooling and lifestyle pockets.
 
The home itself is a clear tick. The considerations are the shape of the yard, the traffic element and the price point.
 
Ultimately, it comes down to how this stacks up for you against other $6m options in quieter streets.
