Comments on 2 Holywood Grove CARNEGIE

A period home needing some TLC in a street full of renovated period homes is the first basis of the appeal at 2 Holywood Grove.  The potential to improve the look and accommodation at this home will entice those buyers with a vision and a desire to establish their dream home.  Being located in one of Carnegie's premier streets will also add appeal as the convenience of the position as well as the proven demand all lessen buyer risk when weighing up the outcomes possible at this property.

The land has the bonus of 2 car access points and although the garage and workshop will be knocked down by many, there is precedent and space to build a garage (on the eastern back corner of the garden) whilst retaining enough of a yard for children to play and adults to entertain ( STCA). And with both neighbours having already being renovated, the light and privacy into the backyard and home is not an unknown. Although the block is south facing the grass seems to get plenty of sunshine and importantly the second storey is set back from the ground level footprint thereby minimising shadows.

Being closer to Grange Rd means at times there will be distant traffic road noise as well as train or tram sounds but this could be considered an expected compromise to achieve the walking distance proximity to local amenities.

The home itself will be seen by some as liveable while the kids grow up, as a rental due to its proximity to schools, transport, shops and major arterial roads but many will view it as a period home to extend and modernise. This home is big enough to reconfigure the current flooprlan to create a design more fitting with modern expectations. Some may want to extend the home (as the neighbour on the east has done) and achieve a long term family home to cater through the many stages of life (STCA). Subject to a Pest & Building inspections, there are options here.

This property could be is an opportunity and not just because there are many underbidders around from these suburbs (and from across Dandenong Rd) but because the chance to lift this property into your dream home may be an emotional choice taken by those wishing to bed down roots.  And if you can balance your financial, physical and emotional outcomes here and many buyers could well do so, then this one is worth the fight.

Mal James's Comments on 2 Holywood Grove CARNEGIE

This is an opportunity to bring this house in line with the other homes in the street, which have been renovated and are performing well in the current market. The double car access is not shared by many in the street and can be seen as a standout feature of the property that should maintain demand in the future.
