Normally when reporting on townhouses in Inner Melbourne it becomes a few loose adjectives at the start and then a litany of what it doesn’t have. 2/5 Fordholm is the opposite - I feel like writing a few words on its blandness of look and then a long detailed list of everything it does have.
This is a really good townhouse – yes its dated and yes for oldies the slope into the home would test one’s balance, but after that I am really liking what it is and what it could be.
Position: Big picture – location is sensational to everything “Hawthornites” and Melburnians value – schools, freeway, shops, train, river, parks and ….. This precinct is sort after – the street is well regarded and your access via this laneway is wide and comfy.
I cannot fault position.
Property: Yes, the outside is plain and due to its neighbours unlikely to get any better – however inside the spaces are really first class for this price level AND yes, a makeover could lift the feel – but why do you need to? As a lock n leave, a place to be, everything works well. Good northerly light and good-sized back yard (so unusual) – good connection to living areas and multiple living areas. Tick. Tick.
Bedrooms – upstairs and downstairs on offer and views (so unusual) – so older and younger are catered for and can also be separated.
Bathrooms - Configuration needs some thought.
Garage – good
Flow from front to back and downstairs to upstairs works for me.
I like this as a property.
Price: A single level sold in the block at $2.1m in a weaker market in 2019. Add another level and another market and price says $2.5m and some. The “ and some” will be determined by the buyer and the seller and that will be influenced by needs and wants and what else is currently on the market when this goes to market.
