Some will love this home and others will not give it a second glance.
 
Property: To the 60s/70s classic aficionado this is everything you want in terms of raw emotion – the design and feel is evocative. To the practical young children or older downsizer buyer this home has far less appeal with steps, closeness of bedrooms, smaller master and less than useful yard.
 
All will agree the garaging is excellent and the light and air and proportions wonderful – but it's an emotion v practical home in all ways.
 
Position: The area has a number of shuls and Bickham Court is to St Kilda East what Aroona St is to Caulfield – the best then if not on the podium for the best street in the area. Close to everything you would want shops to station to CBD to Carlisle St nightlife. The Precinct is the Wimbledon precinct – regarded as one of the area’s best estates – we agree.
 
Price: This is one where no matter how smart we agents claim to be, we are unsure where this will land. Practical home homebuyers will have interest because of the need for entry level homes but with no real yard (the extra land is a furphy), it should stop when other alternatives become more attractive a little above $1.5m – however this is more than a townhouse – this is a classic period home (one that is worth saving) and if there are the “evangelist 60’s” buyers there and they choose to compete and you choose to take them on, then $2m is an Everest one or both may climb. Yes!
 
Why? Scarcity of groovy classics of this vintage in a townhouse form. A full version home of this type is far more common, but the price would start well above where this will finish and so if you are 60s classic couple or single with up to $2m then why would this not push all you buttons.
