It may seem a bit rad but for me, I think the best use of this home is as a development site. It has brilliant street frontage with Findon, laneway and off Miller as well - combined with no heritage overlay - good location and excellent land size. All STCA.
Now that may seem cruel, as the house is very much liveable or rentable - big and with a northerly aspect - so hey if you like it, then I'm full of it and do what you think is best.
But for me at this price level the home is awkwardly placed - side entrance is yuk and it flows poorly.
Having said all that, it's a perfectly good home and its only that I'm thinking best use is something else - that is perhaps making me overly critical of the period building.
Maybe buy and lop off the back - but you would need to buy well - as you would lose a fair bit on the remainder.
Next door sold off market last year in the early $3m's - same land size without the rear access at $2500 per sqm - Up it a bit in 2017 at $3,000 per sqm and we are looking at the bottom part of the quote with a free house.
And maybe that's it - stretch and buy now - live in it for 5 to 10 years and then bulldoze and build the dream or split the block if you get a divorce and share the kids over the back fence.
What bored me a bit on first glance excited me upon reflection.
