Position is the key for this townhouse.  With the Church Street shops, station, restaurants and cinema at the other end of the street, this is the perfect spot to lock away the cars and get around on foot.  On approximately 450 sqm, the land size is good for a townhouse, though the house is set back from the street, making the rear garden quite small.  The downstairs bedroom/bathroom suite works really well, making the property an ideal downsizer.  With up to three good sized bedrooms upstairs,  families with older children may also consider this a low-maintenance home option.   While proportions overall were good, however, the informal meals/family area was small.  The option for formal dining helps overcome this, so this may not be a concern, depending on lifestyle.   With close to 150 properties over $1 million sold in Brighton in the last twelve months, and townhouses representing only 11 of the sales recorded, this may provide a good opportunity to monitor demand in this market and the eventual sale price.
