Auctioneer Arch Staver chose to hold this one in the front yard, and a beautiful venue it was. After opening the floor for bidding he received a response from Bidder 1 at $1,450,000. Bidder 2 replied with $1,500,000 and Bidder 1 used the interesti...

Comments on 209 Clarke Street NORTHCOTE

This is a lifestyle home and has three things that will draw buyers for a closer look: the facade, the location, and the views. This triumvirate provides a strong support for this home in terms of appeal going forward and are sought after boxes to have ticked. However, the home will not suit everyone, and the proportions and floorplan overall will have some people thinking deeper as to how they would live in this home.

Sitting up proud on the elevated block, this home had some WOW factor in it's presence and it really delivers in terms of views - the city aspect from the top room is probably one of the best north of the CBD. This one will tug at the heartstrings of buyers who are looking for something that is out of the ordinary. The home works in terms of flow, as everything is in the right place; however the proportions of the rear of the home are not modern. While the sunroom/meals area would be very pleasant to be in, the actual living areas of the home are pushed back toward the centre of the home. A standout room for many people will be the upstairs rumpus/bedroom area which essentially has a viewing 'platform' that gives uninterrupted views of the CBD.  Conversion to a proper bedroom would be a possibility, alternatively the area would be good for kids or parents to retreat to and enjoy. However the stairs are fairly narrow and frequent traffic up and down probably isn't ideal.

Could this home be improved in the future? A cosmetic refreshment would help to enhance the feel and appeal of the house, however the buyer of this home will recognise that it probably 'is what it is' and that the floorplan and style of the home will suit their lifestyle now. If a buyer can be comfortable in this house, then they can take advantage of a location that is a short walk from all that High Street offers and a home that is quirky but should draw some compliments from friends and family.
