Sometimes you walk into a home and really like it - you can see a few little niggling issues but you still really like it and then you go and do the James rating and it comes out lower than you would have liked because.......... well because you like the home.

21 Toorak Avenue is one such home - it really is a period townhouse - a home from the past, renovated sympathetically to deal with the new but still feeling like the past. It's a home that would sit equally ok at Barwon Heads as it would here in Toorak.

A small block on a corner and a T intersection should feel a bit out in the open but it doesn't. It should feel a bit awkward as it has no real yard, they are to the side - but is doesn't; and it should feel a bit lacking as there is no garage but it doesn't.

One thing to think about - it's not far off the freeway and while there was minimal noise on the day of inspection, it could be an issue for you that needs to be carefully thought through.

The living areas I like a lot, although the kitchen is a bit of walk thru and young child supervision has some restrictions -  but the whole of downstairs works pretty well for what it actually is. A bedroom and shower downstairs is a positive as well.

Upstairs works really well for me - this would be a great teenagers home - I also like the sunroom and bathroom positions.

So why do I like it - well the home is very central - it revolves around the family rather than isolates. No you are not on top of each other - there are spaces - but the family whether it includes kids or not will be happy here if this home makes them feel good on first impressions.

This is and/or can be a happy home.

Location is good without being great - the local shops are ok without being to die for, but importantly you are a tram ride to everywhere north/south/west - yes north, south, west great for school choice, great for restaurant choice. The train station is a drop kick away - freeway 2 mins. Really its hard to be more central in Eastern Melbourne and all at an unusually low price for Toorak.

Sounding like a used car salesman - 21 Toorak Avenue is worth more than a thought if you are a bit lateral, a bit different and you like what you see.
