22 McGregor is a home of diverse appearances, summed up best in my opinion by "great bones, ugly skin"
The main an unchangeable characteristics, are great location, really good block, with good width and good rear car access - good building bones and good proportions and celling height.
If you stop there you would say this is one of Middle Park's, (one of Bayside's) really good mid-sized period homes.
However, the previous owners didn't stop there - they renovated it and what an interesting renovation it was and that is being polite.
The three positive things are:
1) The current renovation may well help a prospective buyer afford it, as it will surely scare off a few would be purchasers
2) It is very liveable - it's just a bit ugly and impractical - but for a small expense you could improve and for a big expense you could fix
3) And, the main key point is still what I said at the start - it's got really good characteristics beyond its current skin.
