This is as good as it gets - with maybe the exception of its neighbour - which coincidentally we bought several years ago for a client. As good as it gets for location, as a building block for a new low maintenance townhouse or grand 3/4 home - as good as it gets for long term land quality - street frontage and court location - as good as it gets on Scotch Hill.
There is little the new owner has to fear going forward, except perhaps any possible impact a new neighbour to the north may have - I think there is also some view features to play with in the north-eastern corner.
This is truly one of the best build blocks (STCA) I have seen in Hawthorn for a long time AND it already has a very serviceable home on it - this would rent out well - even be lived in well; floor plan is ok, garage is nothing exciting but ok and you have a relatively private easterly courtyard - flow of the home is good - as is the formal and informal mix. In fact, the more I think about this the more I considered rating this as an existing home - it is - but long term I feel its best use is as a new build site.
This property will be fought over by many and be fought over very hard - the upside to the purchaser is, this will happen if they choose to resell in the decades to come - this truly is a once a year (maybe once every few years) offering and if in any doubt, remove that doubt and go as hard as you can and then some to be the buyer.
