Really good street presence, you often get that with a brick classic Victorian. Front rooms are impressive however the back needs attention and is wanting in places, space-wise. Car garaging is prized, yet it does take up some of the backyard area. This is ripe for a renaovation (STCA), so could you over capitalize? That depends on what you pay, but the short answer is probably not. A good finished build is $2m plus in this market. Many will like the street. It has great width, limited traffic through it is not far from Camberwell Junction, and the train station is just down the road.  With a good renvation this could rate into the 800's. GHas been sold a few times in recent years, as always buyers should do the required due diligence.

A classic façade in a great location that has been to market 3 times in 3 or so years - each time attracting very solid interest, but each time still not a completed project - eg the rear living spaces need a major overhaul to bring them to the standard this little beauty demands.

Why is that? Why hasn't all 3 of the previous owners done what needed to be done to lift this from a shell to an excellent mid sized period home.

Not sure, and having been involved in one of those sales I couldn't see any reason other than money and effort - this is a good base from which to build a great home.
