Please note, Burton Avenue is a quiet through road not a cul-de-sac as mentioned in the video. 

Position:
- Central hawthorn – close to everything and standalone - good townhouse site
- Good block 

Property:
- Plain jane
- Good lock and leave
- Good bedroom separation - Downstairs master bedroom
- Lots of little steps everywhere
- Cosmetic not that exciting although felt ok
- Dated but clean and practical
- Good north light
- Good ceiling height 

Price
Anything sub 3 three million and stand alone in this market is bound to have some interest. Three is where it gets difficult, it may well get there in this very strong market. 

Growth
This is actually a formula that I like to buy as an investment – it’s mostly land value, it’s a plain flat block, well-located and around the median price.
 
Cash flow
The home is low maintenance and would rent out ok. STCA you could develop, would not see much point in renovating significantly – a paint and some low-key modernization.
 
Risk
All things considered a low-risk purchase if your debt is well manageable.
