25 Hume is a home of great class.
 
When the sum of its parts combined, is greater than the value of its characteristics added together  – then you are rare in position, in property, at any price point.
 
When those characteristics include large land, north rear, substantial width, sitting proud on the street, no through road (almost), Heritage? and this is all in Armadale - then you have not only a rare, but a wanted base to work from – and wanted by our definition means many.
 
From this you add an architectural build – (but not just anyone, Neil Clerehan in fact, designs for and ahead of his time – timeless) – you have the potential for wanted and rare in position and property. This is the start of greatness.
 
So before we go on – is this building one of greatness – beauty as in value, is always and only in, the eye of the beholder – however this is not a collection of rooms called a floor plan – this is light, space and flexibility – this is one level but two – this is indoor and outdoor – this is grand entertaining yet intimate – and for the less than cerebral it’s got everything many different buyers would want – from couples to downsizers to all families in between and for the “ bloke” - this must be Armadale’s biggest garage not underground.
 
So yes, the building is great – even the façade which you may not like – is great – because you can change it to you – and it still looks classy – of course dependent on your classiness.
 
Great, classy and all other adjectives are bandied around ad-nauseum these days. So, what science or logic will tell us if these claims, opinions and prose have any validity?

Price is the science and on Saturday that science will prove from the function of bidders, the words above. There will be bidders and there will be bidders – the land bidders will watch and drop out – the family home buyers will make the running – they will be beaten by the Armadale and Toorak family home buyers. Half-time. Then we get to the podium bidders and those places will be taken by buyers who don’t really understand land or family home or Armadale value – what they understand is - what you need to do, to own greatness. Unfortunately, only one will leave the podium happy.
