25 Walerna is all about not quite right – but for me, it is all quite right.
It feels good – the location is Glen Iris A circle for families – this part of Melbourne is filled with people who come here via choice not a necessity. Close to everything. Walerna itself is a bit of a plain street – but overall the position is A grade.
The property – well, everything is slightly less than perfect, from the slope on the land, poor position of the house, tandem garage, central kitchen and …… BUT it feels wonderful – it has a really good feel and unless the new buyer is a moron, it will have that feel for a long time – perfect two child home.
Price – if this was perfect, the market would demand high $3ms with this feel – but it’s not perfect and so low $3m’s is a real chance. At low $3m’s this turns into a smart buy as is big land content (which can have a new home on it in the future subject to council approval), with an almost free home.
I like this offering a lot for anybody with low $3m looking for a good long term buy.
