26 Prosper Parade is the quintessential family home for Melbourne suburban families.
 
It is large enough for adults and kids to space out and to connect including with other families as is usually the desire, especially on weekends. Keeping the kids entertained or giving them places to study and rest will not be a problem here with multiple living areas and multiple recreational areas such as, home gym, pool and large backyard that could fit a hardcourt and still keep a grassed area. In fact, the backyard is so large that the shed, if not needed, could be replaced by a self-contained flat for an au pair or university aged kids (STCA.)
 
The home is move in ready and seems to have been immaculately maintained (subject to Pest & Building inspection) and it is in a good position being walking distance to 2 train stations, shops, primary school and parklands are footsteps away. Some people may not like the sound of the train which we heard from the backyard and some people may not like the laundry in the large pantry (although we liked the practicality of its location) and so, we rated both items RED.
 
However, the main issue for buyers is the dark kitchen and family area with limited view of the back garden & pool. This can be improved but not rectified as the home has been extended on the lower part of the land and the north neighbour has been built on the higher part of their land, thereby shading the kitchen, family & alfresco areas. The good news is the upstairs is full of light with good vistas for the kids to relax.
 
We suggest checking with the building inspector our suggestions to improve the light downstairs which are - install a sky light tube in the vestibule in the middle of the home, get an electrician to upgrade the quality and number of lights in the kitchen/family area and add a large skylight in the roof of the alfresco area. Additionally, replacing the bifold doors opening to the alfresco with a higher set will let more light in and allow more of a view to the pool.
 
Buyers and the Vendors will have noted that next door at 24 Prosper Parade (same land size with a single level home) sold for $3,325,000 in June last year. Overall, 26 Prosper has no heritage overlay and offers flexibility for a long term family home as well redevelopment (STCA) in a move in ready package.
