Comments on 27 Nicholas Street ASHBURTON

This is a modern home with some nice 'bells-and-whistles', and in a location well-suited to families, with schools, parkland and the Alamein train station close by. A quick drive up the road will put you on High Street, which should cover all shopping and coffee requirements too.

The home presents attractively from the street and backs onto the Gardiners Creek walking and bike trail which is a real plus. This means there will not be any neighbours to the rear anytime soon, and the bush and trees along the trail give a great rural feel to the backyard, which is also very private.

The home is a solid build with a good floorplan. The main bedroom on the ground floor provides for good separation from the secondary bedrooms, as does the upstairs rumpus room, which is large and very useable for the kids. The additional ensuite to the front bedroom upstairs is also an uncommon and very welcome addition - this will be great for older kids or guests. I did notice however that the ceilings upstairs seemed just a touch too low - it could just be me being picky and I would not be surprised if this is not an issue for most people.

The backyard is well-maintained and presented and is in keeping with the front yard. My only concern here is that while the pool is a great feature, its presence means there is no grassed area to the rear. There is parkland nearby so that may offset the lack of a lawn  to an extent. However if grass is not a concern and you enjoy a swim then this backyard will do the job very well. Another positive here is the comfortable alfresco area looking out over the pool. It is open and bright and will allow parents to relax and keep an eye on children in the pool if necessary. The kitchen and family areas also have a good view of the backyard if parents prefer to stay inside while the kids swim.

This property has a lot of positives going for it and there should be good interest at the quoted range.
