Single level living is easy living especially for a family with young children. Add to that a home with good flow – one where you effortlessly move between rooms and spaces as well as from indoors to outdoors - and you have a good feeling home.

28 Holroyd was stylishly renovated in 2006 (according to the agent) and it still has a contemporary feel. The smaller things such as separate access direct into the kitchen/family room, direct access to the pool/backyard without the need for guests to enter the home, wide central hallway and additional storage contibute to the liveability of this home.

The floorplan is traditional; a tried and tested one. This functions as a single level home with a bonus of an upstairs small area, that is, the addition of a bedroom/study upstairs is really an attic space for short term use only. Some may use it as an office or a guest bedroom or just for storage especially as there are no bathroom facilities on that level and the stairs are steep.

This solid period home has two side by side car parking spots at the front of the property which is not too often found with these types of homes and although these are not undercover, this is not unusual. The landscaping contributes to the feel of privacy and relaxation here but it will also require maintenance.

Is 28 Holroyd a good home? The property, position and price characteristics create a package. Although the position is not immediately preferable for some people, the street is tree-lined and mostly comprised of period homes except at this end of the street where there are flats. The home itself is one in from Alma Rd so will there be noise at times? Although there are shops around the corner (at a once thriving strip) it is currently not at its full potential although there are plans to reinvigorate the strip with a new supermarket.

The price will be key for most buyers. An obvious thing to say on the one hand but not so obvious in this rising market, What are your options for circa $2m right now and what will they be in the forseeable future? And how hard you are prepared to fight may also depend on how long this home will serve your family. Couples (of all ages) and young families are the key buyer profiles here and ones which have been priced out of nearby areas could be the ones to determine price.
