2a Don Court is likely to appeal to smaller families and downsizers, particularly while children are smaller.  The decision to buying a home can involve striking a balance between emotional and financial outcomes.  With this type of property the decision to buy won't necessarily be based on finances alone - emotion might win the argument with this home providing a practical floorplan, a new home and a smaller lot, rather than larger land and a home that is older or requiring additional works.

As far as new side by side townhouses go, this is a good one in terms of overall size and layout - four bedrooms and a study are good for this type of property.  The family living areas are a good size as are most of the bedrooms.  The upstairs lends itself to a family with older children, with its bedroom which are well separated from the master downstairs and an additional living area for privacy.  It also presents as a lock up and leave option.  Although on the southern side of a pair, skylights go some way to inject additional natural light into rooms where light may otherwise be limited.  Some buyers may feel the rear garden is small, especially for children to play in. however, this is normal as far as townhouses are concerned.

Caulfield South is an area which has seen multiple iterations of change over the years and is in the midst of another renaissance. On the cusp of Ormond which has been competitive of late - and there are signs of a flow on effect to this part of Caulfield South where all the amenity of the area is almost as convenient to access.  A number of surrounding homes are potential candidates for renovation or redevelopment in the future - how will this impact values and the feel of the area? 

This is a home that is all about emotion - the spaces within it, the proportions, flow and finishes.  But finishes are the things that lose their gloss over time and when it comes time to re-sell it will all be about the fundamentals.  With a new building depreciating over time, the façade potentially dating and the emotion (or gloss) absorbed - it is the land which underpins value and here there is something less than 50% of the purchase price working and growing over time.
