Rated as a significant renovation:

Lots of places I go to I hear "great bones" - that is usually code for I can't think of anything nice to say and renovation nightmare, so I will say great bones.

But this home has great bones and I say that because I really does have.

Position  - for me is close to A Richmond for groovy, in amongst it, cosmo people - it's a happening area - it feels good.

Property -  Four big assets

1. Rear access
2. Width, width and width of block
3. Yard size
4. Façade. 

Issues - Cash - your going to need to spend some and it will always be more than you think and take longer than you think to reno. But when you have completed it should be a little gem.

The stars will align on the PPP's if you buy in at the right price and you manage the renovation well.

Knock down the back and start again and get it right as a kitchen, indoor/outdoor area.

Upstairs you have water which is a plus - so how will you make both rooms have access to a bathroom etc?

Should this be a 3 bedroom home?

There is land, so you have options.

Price -

Overcapitalisation - finished product price - price you pay and reno Total spend needs to keeps this in the low $2m's not the high $2m's is my opinion.
