Rothesay is family home of feelings - good feelings - quiet family location surrounded by similar style and type homes. Good block size with excellent northerly rear orientation for light and winter warmth.
From the front, the home looks a little ramshackle with a basic, uninspiring carport to one side and the home and entrance to the other. As you enter you get an initial feeling of hotchpotch - plus upstairs ceilings are a tad low - but it all works and you can see younger and older children interacting and being happy here - plenty of spaces and good flow inside to out - good back yard - for a family if you want good feelings and practicality rather than architectural merit then 3 Rothesay should be on your list.

Coming home to 3 Rothesay would give me an immediate feeling of comfort. It fits in with the neighbouring family bungalows yet has its own look - distinctive and homely - a pleasing combination.
For me these qualities have been carried throughout the interior which is thoroughly modern without being up to the moment. After meandering back and forth I get the flow, some spaces feel like zones without being walled off and they knit together well. The back has a step down and where this is often an annoyance I'm forgiving here. The kitchen and living has full northern exposure and while winter sees the pool lay dormant the back of the home remains sunny - bring on summer!
The laundry is a weak spot, you do not expect it squeezed into a bathroom for a family home of this scale and in this location. What else? It is near Lloyd Street Primary, however the bend isn't that conducive to drop off-pick up so it may escape the am/pm gathering down the road to some extent but check it out for peace of mind. The carport looks a bit makeshift, one you might see on a 60s or 70s home.
Upstairs the beds are average in size and the roof height comes down and the hallway is a tad narrow and despite this ... I still really like it. The level feels cozy during this winter inspection and the retreat at the rear so sunny that the house wins again.
The accommodation overall is a handy size and could suit a range of family set ups. For reasons outlined it left me with a contented feeling. Homes sure can effect your mood. (Randall Smith)
