3 Sylvia Crescent is in a north-facing block in a prime area of Black Rock - 30 seconds walk from the beach and a few minutes' walk from shops and cafés at the corner of Beach and Balcombe. According to the agent, there are no easements or overlays on the land and there is precedence around the corner for apartments, so although this would be an excellent spot for a dream family home, this block will likely be snapped up by a developer. There are no privacy issues and although there are several trees that require removal, none appear to be native, which means removal isn't likely to be an issue (STCA). The only downside here is there is no rail transport for several kilometers, which may be an issue for some. Overall, excellent location and likely to be difficult to secure given the potential available.
