Comments on 30-31 Howe Crescent SOUTH MELBOURNE

It’s easy to get caught up in the historics of 30-31 Howe being one of Melbourne’s oldest residences and also being on the Heritage register.
 
But let’s not – at the end of the day – you don’t live in citations and overlays – you live in a location with bricks and mortar – and you have a positive, neutral or negative reaction to the sum of a home PPP’s and how they match yours.
 
So, to the Position:
Specific Developments: It’s opposite a family services centre that has some chance of redevelopment – it is next to a Church that is on the Heritage register and the whole area is under a general Heritage overlay. The road carries traffic – speed humps. Whilst not all ideal, generally the whole area feels settled and somewhat protected.
 
The advantages of the location are obvious and numerous – Markets, MSAC, Albert Park Lake, Shops, even walk to the city. This area has similar advantages to the Domain precinct.
 
Howe is “the” street of South Melbourne – it was part of St Vincent place in the 1850’s.
 
Property: The value is in the building and history (in part) but it is underpinned by its actual land size to the location.
 
The garden is substantial, but disappointingly largely in shade. Overall, it’s a plus though.
 
The façade to me looks a little tired – but a facelift would not come cheap.
 
Garaging is a huge plus.
 
Upstairs the bedroom set up is brilliant – as good as it gets – no need to say more.
 
Downstairs – largely it works – but the laundry and cellar need to go the garage side of the ground floor and those areas opened up to the garden. Being on the Heritage register or having a specific overlay it will need advice from Heritage architects as to what can be done – this is time consuming and more expensive than you think and nitpicky – but the effort will value add to the home and your enjoyment – assuming you can get what you want.
 
Price: The agent’s asking price has attracted – it feels right – it feels multiple buyers may well agree and therefore the price may well rise. There is price form in the street higher.
 
The property looks tired – lightly maintained – but with money and desire it could look so much more.
 
It could also look something pretty special with furniture, love and a family.
