It’s hard to describe just how good this home is when compared to others of this type; Townhouses and Bayside homes on small land.

If you can have such a thing as a classic rear townhouse, then 30 Cosham is it.

Normally (and especially in Brighton) these types of homes are so disappointing in their build quality and thought. Normally all you see is an inflated asking price and a building full of shortcuts on a tight block of land - however 30 Cosham is not normal.

For a start, it's a decade old - but it doesn't look it - it doesn't really look to have dated at all - although you can tell it was not built yesterday.

The front home does have a little Frank Lloyd Wright feel in its façade and that sort of thought has been carried through to the rear, as this is one of the few townhouses without a street frontage, that actually has a sense of a façade - a sense of a classy welcome.

This is due to two key inputs:
1. There is only two on the block and not the modern day three
2. The builder constructed it with experience of having done this before and the knowledge that they would be living in it. It has been built with love, not with profit as the main driver.

The care and experience is evidenced by the summer and winter courtyards, the in-floor heating, the spacious rooms, the cabinetry, the double glazing upstairs and so on. Downstairs or upstairs master, heaps of storage and ............ the garage to laundry to kitchen flow works for me.

Price: Personally, I don't get it - I would be quoting this home at $3million - on one of Brighton's better streets - land is up $5000 per sqm - even if you subtract part the driveway you are still getting a number approaching the quote, before you add in the build cost and would that be a million? (to this quality absolutely and then some).

Am I being a bit over the top in my descriptions of what is basically a rear townhouse? I don't think so as yes, I would buy this ahead of many other standalone homes with their own street frontage.

This is a rare bird - very rare.
