
30 Park is one of the more exciting offerings from a PPP point of view – meaning Property type and Position and Price.
It is also one of the more exciting properties from a renovation point of view – assuming the roof and slab don’t have major faults - it feels like (STCA) you can do a lot for a little and really change the flavour of the home.
Groovy chic I can see for not much as the floor plan works well – yes room sizes are not huge - so hard to see a big teenage football family fitting in - but most other groups from downsizers to builders and renovators to single/couples and smaller families, this seems ideal being on single level at a good price point (say sub $2m).
Opposite the park, reasonable walk to train and shopping choices are numerous. Front and rear access and on multiple titles give even more flexibility – light is good as well.
So yes, in its current state, it has seen better days and there may be a few hidden fixes (STBI) required, however all things considered this seems a home that a number of people will see interest in.
Accordingly, I can see price travelling past the quote and the eventual deal in my opinion will be determined by competing buyers and not the seller. Where does that lie in relation to $2m? Close in my opinion.
