A position in 'A' Grade Ashburton and good fundamentals for family living make this property a home that is ready to move into now, while providing space for a growing family going forward. The big pluses for this home are the location close to trains, shopping and schools, the northern rear orientation and the proportions of the upstairs bedrooms.

Overall the floorplan puts everything in the right places, and a ground floor main with ensuite increases separation, marketability and appeal. Flow throughout the home is good, although I would question the real utility of the two front formal rooms, and the family room to the rear of the home was slightly on the small side for a 4 bedroom home. Upstairs the bedrooms are very well sized and will cater for younger kids right through to messy teens who need more space.

The rear yard is open and will provide enough space for kids and pets, and enjoys the rear north light, as does the family and kitchen areas. This is important in terms of warmth in winter and can save on heating costs. This is also a significant marketing plus for the future.

This home is solid and well thought out, and a basic cosmetic upgrade would put a further shine on it, although it does not need it. No red dots means the property does not have any major issues and this is reflected in the score. At the quoted price I suspect there will be good interest as other buyers work through what is on offer here.
