Slightly ambiguous offering is 31 Kasouka offering - no questions about 2 of 3 P's - price and position - excellent and good quote.

The conundrums for me, all lie in the property itself - it's a jekyll and hyde for three buyer groups - who will probably say no and its a rarity in this location for three buyer groups who will seriously look at it.

For the low maintenance WOW buyers - it has the land size and a floor plan that actually works, but despite the paint its lacks the zing from fascade to garage.

For the downsizer it looks like the floorplan works well, however the garage stairs are restrictive and could well become annoying.

And for the family great access to schools - but even accounting for the reduced land size, the outdoor space is still small.

So this is for nobody? Nope this is for three specific groups

Divorcees - ideal interim home if you are just coming out of a marriage

Singles - this is safe, you could make it classy, for not much money and

Couples - as is for lock and leave locals - could suit the eye of overseas Asians new to Australia or the colloquial "fit and fix it up a bit" type.

For all three above - the bedroom separation, courtyard - kitchen entertaining connection and good, but tricky garaging will all work.

In conclusion for the bigger family groups, wow buyers and cashed up downsizers I think no - but for three distinctive groups divorcee men (and women), single women and couples - you can make this work, as is and improve with minimal effort.
