A home that is pretty good as is, but has a few shortcomings mainly in wet area positions - ok for now and not too difficult to fix - could be dolled up for not too much or the home is such that start again out the back would not be overcapitalising if done well.

Further notes:

Very good feeling home - nice façade

Rooms are good size and good proportions.

Rear parking - could be opened up. Back yard good size

Wide block - heaps of space either side to renovate E.g. Room to renovate for better bathroom placements for bedroom.

North rear

Wide corridors and good openings from front to rear

Even though not the greatest - do like the rear Reno as acceptable and could improve relatively inexpensively - eg put a window in between walls in rear - connect kitchen and living.

Position

Improving Malvern, close to everything important from shops to school tram access to trains and even city via Dandenong Road.

On a roundabout - not ideal

Definitely worthy of serious investigation.
