3383 Point Nepean Road is a sensational block in a great Position with an average to less than average home (Property) on it and a Price that is good or bad depending on how smart you are with next steps.
 
Unless you have $20m plus to spend this offering could be one of Sorrento’s best. It has 2 of the 3 and possibly 3 of the 3 “wants” high in the minds of Peninsula buyers:

1. Close to Sorrento Strip

2. View of water – but it's more than that as a lot of the Peninsula has some glimpses of the water. No it's more, a lot more – because it's about connection to the water and connection to a place. 3383 connects you to the Sorrento foreshore. That is rare and mostly very expensive.

3. Finished move-in-ready product avoiding the building/developing nightmare – that can be a yes and a no. I feel you can work with what you have and make it a lot better – but it will only get you owning a practical building (and hey that’s pretty good – because it's all about location, land and views). If you want a classic building (and really ask yourself why and have clarity) then you all but start again. 
 
Neighbours: I reckon for some they are an issue. For me and maybe for you I feel not. The Masonic Hall on one side in many ways is a nothing – it will be there forever and from inside your home there is no awareness.
 
To the shopping strip side are some apartments and yes they are in your face a little……. So that is your call. On one hand you feel a bit like Queensland and on the other had you lack a little privacy……..but are you buying here for privacy, or to be close to the action?
 
Rear views: I think the Olive trees allow current buyers to completely underrate the power of the rear view and in fact the whole rear inside and outside of the offering can be so much more spectacular for a very low cost -think tranquility – away from Sorrento hustle and bustle can be a good thing some of the time – think meditation on the top deck, think a focus with a wine on something in the distance.
 
Current floorplan works – it's just a little cheap and boxy…….but if you were keeping the home then with not much spent wisely on minimalism and beachiness (floors, furniture, an extra wall or two up and a few taken down) you will go a long way to making this home so much more of a Sorrento beach shack.
 
$ - Long term the Peninsula is a strange capital growth beast. Generally, Melbourne is say 7 years up and 3 years down each decade. The Peninsula tends to be 2-3 years on fire, raging away and then 6-7 drifting with not much action. We have moved to the drifting not much action phase BUT this is an A-Grader at the right price level and will exchange hands if the seller is a real seller.
 
You could buy and spend a little and this would be a great renter and at the right time a good seller. You could build something magic and yes that will cost – but if it is truly magic then this location will hold your investment.
