This near new property feels like a townhouse but on its own land.

The benefits are no body corporate, privacy and growth is in the land (although this land is small.) The possible downside for families is a smaller yard although this makes it a low maintenance property which many busy couples or families with older children prefer. Note there is a park around the corner on St James Park Drive.

The street is average in terms of Brighton overall but it is a practical location as it is walking distance, to shops, train and schools.

The home itself has good flow, good garaging, is fully landscaped and is move in ready. With three bedrooms upstairs it would suit singles, couples (except older downsizers not liking steps) and families with one or 2 children of any age although the bedrooms felt a bit tight for teenagers. We are told it is 3 years old but have not seen any documentation - it felt like an average standard build – and we strongly suggest a Pest & Building inspection.

How many options for a modern or fully renovated small home (not an attached townhouse or apartment) at this price level can you usually find in Brighton? Next door on similar land size but with an extra sitting area upstairs, 36 Berwick, sold before auction last year for $2,105,000 and is currently leased for $1200 pw.

If you like 34 Berwick and you can see yourself living here for the longer term then this could be an opportunity to go after.
