Practical meets Passion
 
There is no doubt this is a home that polarizes – you either love it or you don’t and in the world of bland and pretend, I think it is good to see something of substance.
 
This is a home of substance – of spaces, of emotion, of light and of contrasts – and it is also a home of steps, lots of steps, compromised views and lack of connection and flow.
 
Position – the street is one of solid reputation and that reputation is justified by other homes and prices they have fetched PLUS closeness to infrastructure of parks, shops, train, hospital and further afield access to schools and the CBD.
 
Property – the home is darker than it needs to be – paint can fix a lot of that – if you want it to. The reno is sympathetic to the era of the original build – but it is very, very much an expression of the owner and in most cases those edgy expressions are not for everybody.
 
The slope of the land for what it gives you is ultimately the letdown – for all the stairs and up and downs - you don’t get the commanding view your daily effort justifies. Why – two dirty great non-native trees - that if you are happy to and can get that past council (far from easy) need to be lost in a storm or become very ill, very quickly. Seriously, council will be hard to convince to remove – but they should go.
 
This is a home for a very small segment of the market – older teenagers. Probably too big for couples and too hard for old oldies and too difficult for youngies – its really only families with teenagers who want and can get their separation that this works for.
 
I like the garaging – generous – but I would be annoyed either stopping at the front and leaving the groceries at the front door and then driving around back or going straight to the rear and lugging the food and stuff up a lot of steps – if you’re an Uber eater ok.
 
The master bedroom has all the bells and whistles – but the main bed area is small – that would also be a turnoff on re sale.
 
Having listed a few dealbreakers – it does have a good feel – it has been built with thought and care and I do personally find it appealing.
 
Price – that’s the crapshoot – the range people will see value at, will be huge, and for the most part irrelevant - as only the buyer and seller count and with very few buyers on this – quite possibly only the buyer counts.
