1. Position for Black Rock is excellent in relation to shops and beach, although overall public transport is weak in the area. This part of Black Rock is a quiet family area.
2. Block is good size with good frontage, good northern light orientation and flat - the "quaddie" of wants in a good block
3. Home itself is a recently renovated and updated home which was of another era and as such is clean, bright but lacking in real identity. The garage at the front dominates the street view. The flow works with front and rear living areas to the west and living to the east.

Purchase Strategy should always revolve around proven completion not implied other buyers. Black Rock is a fickle market with brilliant new homes attracting "bang the door down" interest and the rest mixed responses.
Pricing is fairly simple - land (which has dropped a tad from its peak a few years ago) and home (not a lot a value on paper, but practically I think this is worth a solid number if you will live in as is for a long time).
